Terms of Service

1. Who We Are

J & J Mini-Storage is managed by Furlo Property Management, located at 2397 NW Kings Blvd #186, Corvallis, OR 97330. All rentals are managed online, and all lease agreements are signed electronically via DocuSign.

2. Renting a Unit

• Rentals are month-to-month.
• You must be 18 or older to rent.
• You can reserve and sign for your unit online without visiting in person.
• The minimum rental period is one month. Rent is due on the 1st of each month.

3. Payments & Fees

• Payment methods: Credit card, ACH, or check.
• Late fees: If rent is not received by the 5th day of the month, a $20 late fee will be charged and access will be suspended until your account is current.
• Returned payments: $20 fee per failed online payment or returned check.
• Automatic payments are available through DoorLoop.

4. Access & Security

• Hours: 8:00 AM to 8:00 PM.
• You can bring your own lock or purchase one from us for $15.
• We use security measures such as cameras and controlled access, but we cannot guarantee against theft, loss, or damage. You store your property at your own risk.

5. What You Can and Cannot Store

You may store your personal property in the unit, but you cannot store:

• Hazardous, flammable, or explosive materials
• Perishable food items
• Firearms, ammunition, or illegal substances
• Live animals or plants
• Anything prohibited by law

No living, sleeping, cooking, or running utilities (such as refrigerators or freezers) is allowed in your unit.

6. Ending Your Rental

• Either you or we may end your rental with 10 days' written notice.
• Your unit is considered vacated only when it's empty, cleaned, and your lock is removed.
• If you leave your lock on, rent will continue to be charged until it's removed.

7. Non-Payment & Lien Sales

If you do not pay your rent, we may deny access to your unit, place our own lock on it, and sell the contents in accordance with Oregon law.

8. Liability & Insurance

We do not insure your property. You are solely responsible for any loss or damage to your belongings, regardless of the cause, unless prohibited by law.
We strongly recommend you carry your own insurance for stored items.

9. Online Account Use

We use DoorLoop to manage bookings, payments, and account access. While we do our best to keep the system up and running, we are not responsible for any downtime, errors, or third-party payment processing issues.
By using our website, you also agree to our Privacy Policy.

10. Prohibited Conduct on the Property

We may terminate your rental immediately if you:

• Engage in illegal activity on-site
• Threaten or harm others
• Harass staff or other renters
• Enter the property outside of posted hours without permission
• Cause repeated disturbance to others

11. Changes to These Terms

We may update these Terms from time to time. If we do, we'll post the revised version on our website, and the new terms will take effect for all rentals starting the following month.

12. Governing Law & Disputes

These Terms are governed by the laws of the State of Oregon. Any disputes will be resolved in accordance with our lease agreement and applicable law.
